B5 Recruiting is recruiting on behalf of a large, established property management company in the Southeast for an experienced Maintenance Supervisor.
This is a hands-on leadership opportunity for someone who enjoys leading a maintenance team while remaining actively involved in the day-to-day maintenance and operations of a residential community.

Your Role:
As the Maintenance Supervisor, you’ll partner closely with the Property Manager to ensure the community is well-maintained, operating efficiently, and providing a positive experience for residents.
You’ll oversee daily maintenance operations - including service requests, apartment turns, preventive maintenance, vendor coordination, and grounds care- while providing hands-on technical support and leadership to the maintenance team.

What You’ll Do:
  • Lead, train, and support maintenance technicians, maintaining high standards for safety, professionalism, and resident service.
  • Coordinate daily maintenance operations, including service requests, apartment turns/make-readies, preventive maintenance, pool maintenance, and grounds care.
  • Inspect apartments, common areas, and property grounds to identify maintenance needs and assign work accordingly.
  • Walk units following move-outs and coordinate apartment turns and move-in readiness with the Property Manager.
  • Prioritize and manage resident work orders with a goal of completing service requests within 24 hours.
  • Provide hands-on troubleshooting and repairs across HVAC, plumbing, basic electrical, appliances, carpentry, drywall, roofing, flooring, and pool equipment.
  • Coordinate vendors and contractors, including reviewing bids and monitoring work performed on the property.
  • Manage maintenance inventory, tools, equipment, and supply orders.
  • Maintain required SDS, OSHA, EPA, and other safety and compliance documentation.
  • Support landscaping, grounds maintenance, and overall curb appeal.
  • Communicate regularly with the Property Manager regarding property conditions, outstanding maintenance needs, resident concerns, and team performance.
  • Participate in and help coordinate emergency and on-call maintenance coverage.

What We’re Looking For:
  • High school diploma or GED.
  • Previous apartment, multifamily, or residential property maintenance experience.
  • Previous experience leading or supervising a maintenance team.
  • Strong hands-on knowledge of HVAC, plumbing, basic electrical, appliance repair, carpentry, and general building maintenance.
  • Experience with apartment turns/make-readies, work orders, and preventive maintenance.
  • Ability to troubleshoot maintenance issues and determine when repairs can be completed in-house versus requiring an outside vendor.
  • Strong organization, communication, and resident/customer service skills.
  • Ability to prioritize multiple work orders and maintenance needs in a fast-paced residential environment.
  • Valid driver’s license and reliable transportation.
  • Own set of basic maintenance tools.
  • CFC, CPO, EPA, and/or HVAC certifications preferred, but not required.
